General Home Inspection

​A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.

Every general home inspection comes with the following, free of charge:

4-Point Inspection

A four point inspection is NOT a home inspection or a subset of a home inspection. This report provides specific information an insurance company needs in regard to four components of a home to determine if the home is insurable. Most insurance companies will require a 4 point inspection when a home is older than 40 years, or a rental property is older than 30 years.

Wind Mitigation Inspection

A wind mitigation report informs the insurance company of a home’s construction in order to determine its stability in the event of strong winds. A homeowner with windstorm insurance can often submit the results of this report to their insurer and obtain discounts on their windstorm insurance.

Citizens Roof Inspection

When a roof has less than three years of remaining useful life, the property owner must provide proof of a full-roof replacement to the inspector before any insurance policy is written on the property.

Pre-Listing Inspection

Before you put your home on the market, it is important to know if you home has any hidden issues. A Pre-Listing Inspection will uncover those issues so you can get them fixed. This inspection comes with a free 4-Point and Wind Mitigation report.

New Home Contruction Phase Inspection

This inspection consist of 3 phases. Phase 1 is a pre-pour foundation inspection to check the quality of the work done before the foundation is poured. Phase 2 is a framing inspection to check and identify defective or sub-standard installation practices before the installation of the exterior cladding, interior insulation, and drywall occurs. Phase 3 is the final inspection to ensure the major systems and components in the home are installed in accordance with common model building standards. 

Pool and Spa Inspection

A pool and spa inspection will review the condition and evaluate the operation of the pool, spa and any other associated equipment. The equipment for a pool inspection will check for leaks, vibration, overheating, plumbing deterioration, and proper electrical bonding.

11th Month Warranty Inspection

​The 11-month warranty inspection is an inspection just before the builder’s warranty expires. In some cases, the warranty might extend until 2 years. This inspection is critical to finding defects in the home that might have happened during the home ownership process or were not found before.

Well Inspections

A thorough well inspection provides a detailed analysis of your whole water system. The inspector will check the refill speed, water pressure and quality. We will also make sure that there are no leaks or issues that could eventually cause damage. Well inspections are usually a matter of state law. The recommended frequency and procedure may vary depending on where the property is located. But in most cases, experts recommend checking your water for contaminants at least once a year.
